Congratulations!
You decided to buy a Home. I am pleased to provide an overview to
assist you in understanding the process. My office works with a
network of individuals – Real Estate Agents, Lenders, Surveyors,
Appraisers, Insurers, Contractors and Lawyers to ensure your rights
are protected and your new home purchase is a happy one.
House Shopping
I recommend that prior to signing an Agreement to purchase your new
home, you meet with your Lender (Banker or Mortgage Broker) for
mortgage pre approval. This pre approval will ensure financing and
assist you in determining the amount you can afford to pay for your
new home.
The Agreement of Purchase and Sale
The Agreement sets out the terms and conditions the Buyer and Seller
have agreed upon. The Nova Scotia Real Estate Commission has a
approved a standard form Agreement for use by Real Estate Agents
.
I recommend consulting with a lawyer prior to signing an Agreement.
In most purchases, however, the lawyer receives the Agreement after
it has been signed. If you do not consult with a lawyer before
signing the Agreement, insist upon a clause that states the
Agreement and all schedules are subject to the approval of your
lawyer. This clause should allow three (3) business days for lawyer
review. |
